FAQ
What is the first step to buying a home?
Contrary to what HGTV might tell you, it’s not falling in love with a house you found at 2 a.m. on Zillow while eating ice cream straight from the carton. The real first step is getting pre-approved for a mortgage. Why? Because walking into the housing market without knowing your budget is like walking into Target without a list—you’ll walk out with a kayak and a waffle maker instead of a house.
Should I sell my current property before buying a new one?
Ah, the classic chicken-or-egg dilemma of real estate. The truth is, it depends on your finances, your stress tolerance, and whether you enjoy juggling flaming torches. Selling first can give you a clearer budget (and a calmer heart rate), but buying first can secure your dream home before it slips away. That’s where I come in: I’ll help you figure out which option means fewer sleepless nights and less reliance on Tums.
Should I do a home inspection?
Most of the time, yes—especially if you’re a first-time buyer who wants to know every possible quirk and creak in the house. (And trust me, my inspectors will find things you didn’t even know existed.) But there are gray areas: some properties limit what can actually be inspected, cash buyers sometimes choose to skip it, and seasoned investors may prefer to write an offer with one less contingency. The good news? We’ll walk through your situation together and figure out what makes the most sense for your goals—and your stress levels.
How long does it take to buy a home?
Somewhere between “blink and you miss it” and “are we still doing this in 2027?” On average, once you’re under contract, it’s about 30–45 days. But every transaction has its own personality—some are smooth jazz, others are heavy metal. My job is to keep things on tempo so you’re not stuck waiting forever for the final note.
Do I really need a real estate agent?
Technically, no. But technically, I don’t need coffee to survive either—yet here we are. An agent gives you market insight, negotiation skills, and a translator for all that paperwork no one wants to read. Could you do it yourself? Sure. Do you want to? That’s where I come in.
What’s the best time of year to sell my home?
People love to say “spring,” but homes sell year-round—buyers don’t exactly go into hibernation. Each season has perks: spring has energy, summer has families on the move, fall has serious buyers, and winter means less competition. Bottom line: the best time to sell is when you’re ready. And I’ll make sure your home shines no matter the season (even if there’s a snow shovel by the front door).
