# Not the Prettiest Listing. Maybe One of the Most Interesting.

by [Priscilla Weston](https://priscillaweston.com/blog/author/priscilla-weston) | Apr 28, 2026

*Looking beyond the listing photos at 151 Southside Road in York, Maine.*

Every month, I keep an eye out for properties that strike me as particularly interesting.

Not necessarily the prettiest. Not the ones with the perfectly staged kitchens, freshly painted walls, and professional photographs that make everything look like a magazine spread.

I'm looking for properties that make me stop scrolling and start asking questions.

**What am I actually buying here? And what could it become?**

That's what caught my attention about 151 Southside Road in York, Maine.

And there's a good chance you would have scrolled right past it.

## Sometimes the House Isn't the Most Valuable Part.

At the time I originally featured this property, there was a double-wide manufactured home on the lot.

It's not the kind of listing that's going to stop people in their tracks with beautiful interior photographs.

But that's not necessarily the point.

What interested me was the land.

The property sits in a quiet, tucked-away part of York, abutting farmland and protected land, with a peaceful, rural setting that feels removed from the busier parts of town.

And yet, York Beach and I-95 are just a relatively short drive away.

That combination is worth paying attention to.

Because while you can renovate a kitchen, replace flooring, or even build an entirely new house, **you can't pick up a piece of land and move it somewhere better.**

Location is one of the few things about a property that you truly cannot change.

## Looking Past What's There to What Could Be

When I look at a property like this, I'm not necessarily thinking about the existing house.

I'm thinking about what a buyer might be able to do with the site.

Could the existing home be removed and replaced with a new one?

What kind of house would make sense here?

Could someone create a modest, thoughtfully designed home that takes advantage of the setting without spending a fortune on unnecessary square footage?

And, most importantly, would the numbers actually work?

When I first highlighted this listing, York's median home price was hovering around $925,000.

That doesn't mean every property in York is worth that amount, or that building a new house here would automatically create equity.

But it does help explain why an overlooked property in a desirable location might deserve a closer look.

Sometimes the opportunity isn't in buying a finished home.

Sometimes it's in creating one.

## Before We Get Carried Away, Let's Talk About the Expensive Stuff.

This is where my practical side takes over.

Because there's a big difference between seeing potential and having a financially viable project.

Before seriously considering a property like this for redevelopment, I'd want answers to some important questions.

**Zoning and permitting.** What does the town actually allow on this parcel? Are there setbacks, lot coverage restrictions, shoreland requirements, or other limitations that would affect a new home?

**Septic and utilities.** What's currently in place? Would the existing septic system support a replacement home, or would a new design and installation be required?

**Site conditions.** What's the topography like? Are there wetlands, drainage concerns, ledge, or other conditions that could make construction more complicated?

**Demolition and site preparation.** What would it cost to remove the existing structure, handle disposal, and prepare the property for construction?

**Construction costs.** What could you realistically build within your budget, and how would the finished property's likely market value compare with the total investment?

That last question is especially important.

It's easy to fall in love with the idea of building a house.

It's considerably less fun to discover halfway through the process that the numbers never made sense in the first place.

And that's before we get into financing, carrying costs, contingency funds, and the inevitable surprises that come with construction.

## Why These Properties Interest Me

I've always enjoyed looking at houses through the lens of what they could become.

Sometimes that means identifying relatively inexpensive improvements that would make a home more functional or appealing.

Sometimes it means recognizing that an outdated house has good bones and doesn't need nearly as much work as the listing photos suggest.

And occasionally, it means looking at a property where the existing structure may not be the primary asset at all.

Those opportunities aren't right for everybody.

In fact, they're probably wrong for most buyers.

Building or substantially redeveloping a property requires patience, financial flexibility, good planning, and a willingness to deal with things that don't always go according to plan.

But for the right person, there's something appealing about buying a property based on its possibilities rather than its current presentation.

## The Best Opportunity Isn't Always the Best-Looking House.

I think buyers sometimes overlook properties because the photographs don't inspire them.

And I understand that.

It's much easier to picture yourself in a home with beautiful finishes, good lighting, and furniture arranged just so.

But the houses that photograph best aren't always the ones that offer the most interesting value.

Sometimes a property is worth investigating because of the land.

Sometimes it's the location.

Sometimes it's an unusual layout that could be improved without an enormous investment.

And sometimes, after running all the numbers, you discover that the apparent bargain isn't a bargain at all.

That's useful information, too.

**The goal isn't to convince yourself that every overlooked property is a hidden gem. It's to recognize which ones deserve a closer look.**

151 Southside Road caught my attention because of its setting, location, and potential for something different.

Whether redevelopment would actually make financial sense is a question that deserves careful research, not wishful thinking.

But that's exactly the kind of question I enjoy helping buyers answer.
