# I Wish I Could Clone My Last Seller

# I Wish I Could Clone My Last Seller

Not because his house was perfect. Not because everything went exactly according to plan. And definitely not because selling a house is ever completely stress-free.

I want to clone him because he understood something that makes my job *so much easier*: **selling a house works best when the seller and their agent operate like a team.**

And this guy understood the assignment.

## 1. He packed. And I mean REALLY packed.

Before we even hit the market, the garage was full of boxes and the house was almost empty.

Was it perhaps slightly inconvenient to live that way for a little while? Probably. 😂

But from a selling standpoint, it was fantastic.

Buyers could see the size of the rooms. There was very little to distract them. The personal elements were gone.

Instead of walking through *his* home, they could start imagining it as theirs.

## 2. He gave us the house.

Showings. Open houses. Inspections. Appraisal.

When we needed access, he made himself scarce and let us do our jobs.

No hovering. No following buyers around explaining why something was the way it was. No pressure to hurry up.

Buyers and their agents could take their time, talk freely, poke around, and do what they needed to do.

That matters more than sellers sometimes realize.

## 3. He kept it ready.

The lawn was mowed. The trash was gone. The house was neat and tidy.

Every. Single. Time.

You never know which showing is going to be *the* showing, so he treated every one like it could be.

## 4. He trusted me to negotiate for him.

This doesn't mean he blindly agreed with everything I said.

We talked about what mattered to him. I knew his priorities. And then he gave me room to negotiate the best combination of price, terms, and risk on his behalf.

That's my favorite kind of negotiating.

When I know exactly where my client wants to end up, and I'm trusted to figure out the best way to get us there.

## 5. He was available when I needed him—and trusted me when I didn't.

When I needed a decision, a signature, or an answer, I got one.

Otherwise? He let me work.

No micromanaging. No panicking over every little development.

He asked questions when he had them, stayed engaged in the decisions that mattered, and trusted that I was handling the rest.

And honestly, none of these things are particularly glamorous.

He didn't install a brand-new kitchen for me. He didn't spend thousands getting the house ready. He didn't need to be a real estate expert.

**He just treated selling his house like a partnership.**

## And you know what? We crushed it.

He was thrilled with the price we got for his home. The process went incredibly smoothly.

Even when closing day arrived and he couldn't find the title company (because apparently we needed *one* tiny plot twist 😂), he rolled with it.

That's the thing about a great agent-client relationship.

It isn't that nothing unexpected ever happens. It's that we trust each other enough to handle it when it does.

He gave me the space to do my very best work for him, and I got to hand him a result he was genuinely happy with.

So, yes.

**I wish I could clone my last seller.**

And if you're thinking about selling your home someday, here's the good news: you don't need a perfect house, an unlimited budget, or an encyclopedic knowledge of real estate to be a fantastic seller.

You just need to be willing to work together.

And maybe keep the lawn mowed. 😉
