# A Wells Beach Property Worth Running the Numbers On

by [Priscilla Weston](https://priscillaweston.com/blog/author/priscilla-weston) | May 26, 2026

*4 Tidal Court, Wells, Maine*

Some properties sit on the market because they're overpriced for what they offer.

Others sit because the initial pricing strategy overshot what buyers were willing to pay. And sometimes, those are the properties that become interesting opportunities for someone willing to look a little closer.

That's what caught my attention about **4 Tidal Court in Wells, Maine.**

Not because it's the fanciest beach house on the market. Not because it promises some magical return on investment.

But because, under the right circumstances, it might make sense for someone who wants a place near the beach without carrying the entire cost of ownership themselves.

And I think that's worth exploring.

## First, Let's Talk About the Location.

Wells is one of those southern Maine communities that people return to summer after summer.

The beaches, the restaurants, the slower pace of a vacation week. There's a reason families establish traditions here that last for generations.

And owning a place nearby can be appealing, especially if you're someone who finds yourself booking the same summer vacation every year.

What caught my attention about 4 Tidal Court was the combination of several things:

- Close proximity to the beach
- A quiet neighborhood setting
- Furnishings included in the offering
- Potential seasonal rental income
- An asking price that appeared to leave some room for negotiation

No, it doesn't have water views.

But not every beach property needs to be directly on the water to be useful, enjoyable, or financially interesting.

## What Could Seasonal Rental Income Actually Look Like?

This is where I start reaching for a calculator.

When I originally evaluated the property, comparable summer rentals in the area suggested that approximately **$2,600 per week during peak season** might be a reasonable figure to investigate.

That isn't a guaranteed rental rate, and actual performance depends on the property, demand, availability, local regulations, and how it's marketed.

But let's use that number to explore a few possibilities.

| Summer rental weeks | Potential gross rental income |
| --- | --- |
| 8 weeks | $20,800 |
| 10 weeks | $26,000 |
| 12 weeks | $31,200 |

Now, before anyone starts planning their early retirement around a beach cottage, let's talk about what those numbers actually mean.

**Gross rental income is not profit.**

Not even close.

## The Expenses Nobody Puts in the Pretty Airbnb Photos

Owning a rental property comes with real costs, whether it's rented for eight weeks a year or fifty-two.

You'll need to consider property taxes, insurance, utilities, cleaning and turnover expenses, maintenance, repairs, and potentially property management or booking platform fees.

And, of course, the cost of financing the property if you're purchasing with a mortgage.

You'll also want to investigate whether short-term rentals are permitted under applicable local rules and any property-specific restrictions.

Then there's the question of occupancy.

Just because a comparable property advertises a particular weekly rate doesn't mean every available week will book at that rate.

This is why I prefer running conservative numbers rather than assuming the best possible outcome.

A beach house that only works financially when every week is booked at top dollar probably deserves a second look at the spreadsheet.

## But What If You're Not Trying to Build a Rental Empire?

Here's where I think the conversation gets more interesting.

What if your goal isn't to maximize rental income?

What if you simply want a place near the beach that your family can enjoy, and you're willing to rent it out during some of the weeks you're not using it?

Maybe you reserve a couple of weeks for yourself, rent it during part of the peak summer season, and use the income to offset some of your annual ownership expenses.

You still have a place to escape to.

You still have the costs and responsibilities of owning a second property.

But depending on the purchase price, expenses, and actual rental performance, you might be able to make the financial side of that arrangement a little more manageable.

**The question isn't necessarily whether the property can pay for itself.**

It's whether rental income could meaningfully reduce the cost of owning something you'd genuinely enjoy.

Those are two very different calculations.

And I think the second one is often worth considering.

## Why Time on Market Matters

When I first featured 4 Tidal Court, the asking price was $574,500.

My impression was that the price felt ambitious relative to what buyers were responding to in the market at that time.

But a property sitting on the market doesn't automatically mean there's something wrong with it.

Sometimes the initial pricing strategy simply misses the mark.

And when a home has been available longer than comparable properties, buyers may find opportunities to negotiate that wouldn't exist in a multiple-offer situation.

That doesn't mean every seller is willing to make a substantial price reduction.

It does mean the conversation may be different.

Price is one piece of the puzzle, but so are inspections, closing timelines, included furnishings, financing contingencies, and the seller's priorities.

Sometimes a thoughtfully structured offer can accomplish more than simply throwing out a lower number and hoping for the best.

And yes, this is one of my favorite parts of real estate.

## A Good Opportunity Still Has to Make Sense on Paper.

I love finding properties that offer something a little different.

Not necessarily the biggest house, the prettiest kitchen, or the most impressive listing photos.

Sometimes it's a property that other buyers have overlooked.

Sometimes it's a home with an unusual combination of features.

And sometimes it's a beach cottage where the numbers are worth investigating before making a decision.

**4 Tidal Court caught my attention because it offered an interesting combination of personal enjoyment and potential rental income.**

Whether it makes sense for any particular buyer depends on the purchase terms, the actual operating costs, and what they hope to get out of owning it.

But that's exactly why I enjoy looking at properties like this.

Not every good opportunity announces itself with a big price reduction or a shiny new kitchen.

Sometimes you just have to run the numbers.

And if you're considering a coastal Maine property, whether as a personal getaway, a seasonal rental, or some combination of the two, I'd be happy to help you evaluate the possibilities.
