# A Lake House Worth a Second Look in Alfred, Maine

by [Priscilla Weston](https://priscillaweston.com/blog/author/priscilla-weston) | Feb 25, 2026

*My Buy of the Month: 232 Waterboro Road*

Every once in a while, I come across a property that makes me start doing math in my head.

Not necessarily because it's perfect. Sometimes it's because I can see a few different ways someone could make it work, and I start wondering what the numbers would look like.

That's what caught my attention about **232 Waterboro Road in Alfred, Maine.**

It's a lakefront property on one of those quieter Maine lakes that doesn't get nearly as much attention as the bigger, better-known destinations. Which, frankly, is part of the appeal.

I love the ocean. But there's something to be said for having your coffee next to a quiet lake in the morning, taking a kayak out whenever you feel like it, and not having to fight half of Massachusetts for a parking spot.

## A little bit of lake life, a little bit of beach life

One of the more interesting things about this property is its location.

You're roughly half an hour from Wells Beach, depending on traffic, but you're also right on the water.

That opens up some possibilities.

You could use it as your own little Maine getaway. Spend the morning paddling around the lake, head to the coast for an afternoon, and come back to somewhere quiet enough to actually hear yourself think.

Or, if you're looking at real estate as an investment, you could explore the possibility of using it as a short-term rental.

And that's where my brain starts wandering.

Because a property that appeals to people looking for a lake vacation *and* people who want to be reasonably close to the beach has an interesting advantage.

Of course, I'd want to look carefully at the local rental rules, actual rental demand, expenses, and what comparable properties are earning before getting too excited about any projected income.

Pretty scenery is lovely. It does not, unfortunately, pay the property taxes.

## But here's what really caught my attention

When I originally featured this property, it had been on the market for close to a year.

A YEAR.

Now, I know that sounds like a red flag. And sometimes it is. There are absolutely properties that sit because they have issues buyers don't want to take on.

But sometimes?

It's just the price.

A seller has a number in mind, the market has a different number in mind, and the two spend several months politely refusing to agree.

That doesn't automatically make it a bad house.

In fact, some of the more interesting opportunities I've seen are properties that other buyers have stopped paying attention to.

The shiny new listing gets all the excitement. The house that's been sitting for months? People start scrolling right past it.

And I think that's worth questioning.

## I like a property with possibilities

If I were seriously considering this one, I'd want to dig into a few things.

What would it cost to carry the property? What improvements might make sense? Could rental income reasonably offset some of the expenses? And, perhaps most importantly, what price would make the whole thing worthwhile?

Because I don't think a good investment is simply a property you can get for less than the asking price.

**A good investment is a property that makes sense at the price you actually pay.**

And when something has been sitting on the market for a long time, there's sometimes an opportunity to have a more interesting conversation about that price.

Not always. Some sellers are perfectly content to wait.

But I'd certainly be curious.

## The bottom line

I don't think every good real estate opportunity arrives with a fresh listing, professional staging, and a line of buyers waiting outside.

Sometimes it's a little lake house in Alfred that's been sitting there quietly while everyone else looks somewhere else.

And maybe the numbers work. Maybe they don't.

But I think it's worth finding out.

That's really the fun part of real estate for me. Looking beyond what a property is today and considering what it could become, without losing sight of what it would actually cost to get there.

**Because potential is wonderful. But I still want to see the math.**
